Hi
How do I go about renewing my Habitation certificate? I have the first Certificate, Do I need an architect? Does anyone know how much it costs please

We had to get one done when we sold a property recently and it is more complicated than it used to be. In the past you just paid the town hall €50 cash and they gave you the certificate. Now an architect has to prepare quite a lot of paperwork which itself changed earlier this year. We ended up using Sergio at Prointed in Rojales (roughly opposite the police station). He was referred to us by the Town Hall. I can't remember exactly what he charged, but I think around €100. Either way it was cheaper than our conveyancer would have charged to arrange it for us. I thought a habitation cert was issued when the property was built. Does it have to be renewed periodically?

One is issued when a property is first built. When you sell (or inherit too I believe) you need a 2nd, 3rd or whatever stage you're at. You can't rely on the original certificate forever. They expire after 10 years I think. You wouldn't get a new one unless you needed it for some reason though, like selling.

Take you old one to the TownHall they may just renew it , the original lasts 10 years the 2nd habitation certificate lasts 5 years , as stated you only need one if you are selling or applying for a Tourist rental licence

That was the process 10+ years ago, but based on our experience earlier this year (above) it is no longer the case. No harm in asking though I suppose. It's the office behind reception to the left and then the door on the right once you're on the corridor. Mercedes I think she is called.

I was interested in this as we need to sell a house in Playa Flamenca. I did a search and JPEG posted about these people http://www.martinezdelacasa.com/office/contact.html BEST THERE IS

The estate agent that came up today said they can arrange for the Habitatation Certificate and the EPC the Energy certificate approx 300 each. The people Fred recommends are around 100 and 121 each, Quite a saving. I shall be using these people if possible.
