House pipework drawings

House pipework drawings

Postby Jansl » Fri Jun 24, 2022 6:51 am

We recently had a blockage in our house underground waste pipes. Called a specialist company and they cleared the blockage in 5 minutes. But there are no obvious places to access the pipework, no visible covers or inspection points. Does anyone know where I can obtain plot plans showing the sewage pipework layout? (Assuming they are kept ). We live in Benimar, house built in 2002.

We have been trying on and off for a few years now to try and determine the water pipe work. We know where the metre is and the mains supply enters our land and have a rough idea of its route to the junction but haven’t a clue where it enters the house. Nor do we know where the pipe work runs to the auxiliary tank, we know the tap to turn when we need thus water but where the pipes are to fill the tank we haven’t a clue. Where is the pipe work that carries water to 3 outdoor taps and the swimming pool (a converted water deposit). We have tried the town hall to no avail. Why can’t water pipes be on plans that are included in house sales. Good Luck with your research.

The problem is that the builders don't always follow the plans precisely, and pipework can move due to vibrations from road traffic or earthquakes.

If you do get plans, you want the FINAL REDLINE version which shows where the builder has deviated from the architects original drawing

Thanks for your comments,on Monday I'll ask at the estate agents who handled the sale ( they've always been helpful in the past), and then try the solicitors. Surely one of the above should be able to point me in the right direction, (or am I showing misplaced confidence in the system ).

Or a leak detection device..not only can leaks be found but can be used to hear water running in pipes when water on ..we had a leak under our tiles in the bedroom wardrobe and the run of the pipes was pin pointed..so less tiles and floor to dig up .
We used Bradley leak detection..

Town Hall can help. My friend had a leak very close to neighbours wall, neighbour said they not got a pipe on their side of wall, so friend went to town hall. They brought up on the screen of computer the pipework of her property and surrounding properties.
It said there was no pipe where the leak was detected!!! But on digging down there definately was a pipe!! leak found and fixed.

Started my search this morning as planned, without much sucess I'm afraid. Estate agents first, they had never been asked for ( or even seen ) a plot plan showing the layout of sewage pipes. The general consensus being that the first owners MIGHT have had some drawings regarding this, but as it's not part of the essential paperwork for sales, they would never have come across it.

Next the solicitors. Again, it was something they'd never come across & could offer no answers. Their suggestion was to go to our local town hall (Rojales), where someone MIGHT have this sort of thing on file.

All a bit vague & I find the town hall experience a bit daunting, Haven't decided whether to pursue it or not.

Also pipes are redirected after leaks or replace by previous owners ...or as I used get someone with detection equipment that maybe able to detect the sound of running water in the pipes an so narrow down were they run ..
