Non residency tax

Was just wondering if someone can give us some advice regarding non residency tax.

We have just been presented with a bill for 320 euros for this from a solicitor. He has charged us a fee for him to do it. Was wondering if anyone knew if this is easy to do yourself and where you go etc.

Any information would be greatly appreciated.

You fill in a form 210 which you can download. You have to be electronically registered with the tax people and have a copy of your IBI which will give you the cadastral value of your property. Once you have registered, you can submit the form online which is quite easy but you have to do the calculations yourself.
For example, if your property has been valued within the last 10 years then the amount is 1.1% of your cadastral value (rateable value). eg, cadastral value of 50,000 euro then multiply that by 1.1% or €550. You then pay tax at 19.5% (may have changed and gone down to 19% this year) so 550 x 19.5% = 107 euro (ish).
If your property has not be valued in the last 10 years then it is 2% of the cadastral value but the value will be lower.
If you are joint owners, you do one each but only declare 50% of the cadastral value.
Quite easy to do once you have registered to do it.

I agree with Marcliff that it would be better to do it yourself and I too will take his advice and try and do it myself in November this year.
I use the person who takes care of the conveyancing etc at our estate agent in Quesada. The bill I just paid was for something like 83 Euros for the actual costs and about 120 Euros for the administration, so I could save myself the 120 Euros.
I have a copy of the document they submit to the authorities, so I think I could more or less replicate that document this year.

Don’t do anything until you have looked at Spanishtaxforms ltd on line (spanishtaxforms.co.uk). They offer an excellent cheap alternative to using agents in Spain. You give them the basic information and they will produce the necessary forms with the amount due to the tax authorities. Take the forms into any Spanish bank and they will take the payment due, stamp the forms and give you a receited copy. No charge. Spanish tax forms will charge you £29.95 PER PROPERTY not as local agents do and charge per person. It cost my wife and I less than a third of what we were paying to local agent. They have many references from satisfied customers and I have no hesitation in recommending their service.

I have to agree with Rone as we have been using Spanish tax forms since 2012 and their service is excellent. The charge of £29.95 per property is very reasonable and saves me any hastle. Once you are set up on their system you just need to send them a copy of your IBI (we scan and e mail)and they do the rest. We have the forms posted to us on completion and either pay at our bank when we are over in Spain or post the forms to our Spanish bank and they do the rest and will also hold on to your copies until you are able to collect when back in Spain. I can highly recommend them and confirm that I have no connection to the company other than as a customer.

Couldn’t agree more about Spanish Tax Forms, we have been using them for three years since being recommended on this forum, it’s completely hassle free.
