Planning permission for work to property
Planning permission for work to property
by findlaym » Tue Apr 25, 2017 12:11 am
Hi,
Can anyone who has had glass curtains installed on their terrace, particularly if you have had to have an additional roof installed to support the structure advise me on requirements for application to town hall. I have been advised that I require an architect drawing and dimensions etc as it is classed as an extra room. I have had difficulty communicating with playa flamenca town hall as the reception desk assistant said they do not speak english. Was also told by a local consultant/solicitors i may not get permission depending on struture of property. If anyone can give me some advise it would be appreciated.

Surely the installer should be able to do this for you , or is he one of the many cowboys who fit the kits ,takes your dosh and runs ...!!
Several neighbours have had them fitted by various companies [ the windows and fittings are all supplied by the same glass supplier ] and most have had problems , most are fitted / slapped up in a morning with very little regard to levels and adjustment , then trying to get these bodgers back to fix the problem is a nightmare ..!!

Hello we had Glass Curtains done last year but we only had balusters taken out which our Builder did, and the Company what did the Glass Curtains were PPS their names Tim & Annette, they did a brilliant job and would reccomend them to any one. They took us round to Customers who had the Glass Curtains done by them, every one was satisfied just like us, but now there are so many out there doing the same work just be careful who you choose. The other like building work we have had done in the past usually the Builders sorts planning permission out for you, hope this helps and good luck. Regards Rileyroo.

Have used Annette and Tim of PPS too - they are excellent and do a superb job. They also have a builder that works alongside them. I would highly recommend them!! Maybe a bit more expensive than some but worth it for peace of mind!!

It is classed as an extra room because you-re creating an extra room. You will probably need ventilation too an d you need a license from the town hall. Before no but now yes.

Our president will not give permission for anything, therefore you can't get permission from the town hall. We had the terrace glasses in with sides and glass curtains with Eurogard. Nothing was mentioned about permission, they just went ahead. A few problems with them, which they didn't want to sort and still having problems with the front door which has never fitted properly. Asked them to come back again but no reply so far. Get your money and then they run but this is typical of lots of English owned firms here.

We too had our glass curtains installed by Tim and Anette a good few years ago and we have been really satisfied with them. They would willingly advise you regarding planning permission as they are certainly not Cowboys, so give them the chance to quote and then you will know for sure what you need to do.

Planing permissio
by emwood » Wed Apr 26, 2017 3:15 pm
YOU NEED PLANNING PERMISION for virtually EVERYTHING here in Spain, internal and external. If the builder/kitchen fitter says otherwise, then you check with your town hall. HFS kitchens said no permission required and he has 28 years experience, but a different matter when the powerboat, ice knocked on door and asked to see the liscence.

Building licence is required by Law. If you are on a community it must go to AGM and get approval. You are changing the esthetics of the building, and also enlarging the meterage of your property. We see every one doing this and nothing is said but it can go wrong as it has done for some people. They have been told to remove it. You should also pay more community fees because your quota has changed. Talk to your President first , put it in writing for the AGM. Then if all is OK go to the Town Hall for your licence. Do not listen to those, ( especially builders) who say you do not need building permission or licence. Bar room lawyers can also be dangerous.
