A friend has a rental contract for another 15 moths on a property but they need to move out early. Anyone know where they stand.

That will depend on the contract most rental contracts require the Tenant to give 1 months notice of leaving

When did your friend signed the contract?

I am pretty sure that if he signed the contract yesterday he has to pay 6 months more. After this he has to pay one month after he leaves.

Imagine someone that comes here for vacation for a month, he contract a long contract but he breaks the contract just a month after he arrived.

Depends on whats written into the contract ?

Why are they tied to a contract of over 15 months ?
Long term is generally 6 months or 11 months plus one (12months),

Chances are, They will give the one months notice which is pretty normal and they will loose there entire deposit,

But to be honest, without reading the whole contract and its terms, We can only speculate, Although you can pretty much be sure to wave good buy to the whole deposit.

On top of that,,, Don't forget, there could still be bills to pay up to two months after they leave, depending on the speed of the landlord getting in contact with ibidrola and hidyaqua,,, however they are spelt !

One other question, Why are they leaving ? Has the land lord failed in someway !

They are leaving due to personal problems. So look like worst case is loss of deposit?
