Signing of the mortgage cancellation document - costs?

Hi all.

I've recently been fortunate to pay off the outstanding mortgage on a property in the area.

I'm aware vi my solicitor that in Spanish legislation, a cancellation deed needs to be completed with the notary. My solicitor has advised he can do this for me and has advised, 'We would contact the bank in order to provide them with the officer of the Torrevieja Notary. Once the document is signed by the bank, I would personally collect it in order to submit it at the land registry office.'

My solicitor has advised the cost will be 900 euros.

I suspect this to be reasonable, but if anyone else has any recent experience and indications on whether the costs quoted are correct, please can you advise?

I recently paid my Spanish mortgage off. It was with the Leeds Building society.
They instructed their own Spanish solicitor to do it. He was the same guy who 15 years ago set it up at the Notary in Almoradí.
You say that your solicitor quoted 900 euros. It depends what that is for.
does it include the notary fees and Land registry fees etc as well as his charges
I have had to do nothing , i was not required to go to the Notary or to the land registry office it has all been done for me. We have the Cancellation of mortgage document and are now waiting for the land registry ,this i have been advised can take a few months depending on how busy they are.
The Cost.
The provision of funds that I would need would be of 1.355,00 Euros to cover 605 Euros (VAT included) for my fees and 750 Euros as a provision to cover Notary, Land Registry and Law Agent fees. Once the Title Deed has been duly registered at the Land Registry, we would then send you a statement of accounts regarding this provision of funds and the costs involved. (this is copied from the solicitor reply to me)
This is a high estimate and any monies not required is returned to me as he did in 2009

My solicitor says his fee would cover for the legal, notary and land registry fees all included.

Well if that's the cost i reckon you did pretty well, i had no choice as according to terms of the Leeds Building Soc. they always stipulate that they nominate their own solicitor. Like many other things are they entitled to do that maybe or maybe not.
