Legal advice for purchasing a property in Quesada
Re: Legal Advice

Hi Dot,I bought my house on Quesada 26 years ago. I used a solicitor in England who had a connection to a Spanish lawyer in Teulada, without problem. At that time Emilio Salar had an office on Quesada down behind Goyo's, so we used them for fiscal matters and still do. They're a tad exxy but I've had no aggro and I've seen a lot of people getting in trouble chasing cheap. Salar moved to Torrevieja some years ago.I thought I'd alert the original poster about Aroca as many people seem to have been hurt by their actions.Obviously, if you're happy, why change?Dot wrote:Who did you use Mickey Braw?
I really can't fault Aroca they have been our fiscal reps for 12 years and we also have our wills with them ,they have been most helpful, I suppose there will always be a for and against with all lawyers.

We also used Filomena for our original purchase. Recently I asked Abaco for advice on dissolution of property ownership and the information they gave me was not correct as they claim it only applies to a divorce and not family or friends joint ownership. We intend to use Filomena for our next purchase. Also check and compare quotes for all charges taxes, notary and lawyer fees. Again Abaco quote was much more than our solicitor
At our original purchase Filomena missed a unpaid electric bill payment by the sellers and we were charged, but she reimbursed us with no quibble.

Hi Mickey Braw, was just interested as Aroca are now quite far away if we need to visit so interesting to here about lawyers who are nearer, its the same with the bank for some reason they don't like you to change branches so we have to go into torre at times.

We also use Filomena for any legal and tax requirements. We used her for a purchase 7 years ago and each year since 2005 for our tax declaration. No complaints.

Chris21 wrote:Just do your research and if possible check exactly what your 'legal representative' is. We are in the middle of a nightmare, we bought through Property Choice and used their recommended legal rep. Four and half years later we have found that 'the legal rep' wasn't what she was supposed to be, she has done a runner with the money she was given to pay the various taxes and register the property. So we are in the process of using a solicitor to chase things up on our behalf and get the house legal, and because we didn't answer letters, which we asked another legal representative/translator to do for us, we have incurred massive fines. We are now having to fight it all and it is proving costly. Sadly when you are back and forth to the UK, it seams we are easy prey to some unscrupulous people working within property sales. Apparently a number of people have been caught by the same situation as ours. Watch this space !.
Hi Chris21,
Sorry to hear this. Hope you get your situation sorted soon.
The best advice we had when buying was to not use any Solicitor or Legal representative recommended but any property agent.
No doubt some buyers find everything works out fine whoever they use but the chances of a 'conflict of interest' causing problems has got to be much more likely by using an 'affiliated' legal rep.
Thank you for telling us your problem, it's a helpful warning to others!
Good luck with everything and please let us know how you get on.

Hi we used a company called Sol-4 they are an Estate Agent Financial Adviser and Gestor, Vicente and Mar run the business which I based in Benimar next to the English shop opposite the Yellow Rose of Texas, they handled everything for us and led us by the hand all the way sorting out everything and took us everywhere to get things sorted nothing was too much trouble, we can highly recommend them.
Cheers

Ditto! she is the only solicitor in the area I would recommend. Honest, helpful and not greedy.

Hi there, we are seeking to purchase property in quesada or benimar, has anyone got experience of using Vincent real Estate? Also we need to arrange legal and fiscal matters, Villas amarillas were recommended to us as being able to sort it all out even if we didn't buy through them. We are wary of using same firm for the legal stuff as the one we buy through. Any thoughts or recommendations for legal Rep? We need it to be done for us with us being mostly in uk... Many thanks for any thoughts..

It's always better to definitely not use the same company for the legal stuff, going by all advice.
We used Abaco to do our conveyancing for the house and have retained them for our Fiscal dealings over the last 10 years and have had no trouble..very pleased: http://www.abacoadvisers.com/
There are other recommendations on the forum too, just search top right.
