Classified as Urban 2016 what would i be entitled to?
Classified as Urban 2016 what would i be entitled to?
by Linda B » Thu Mar 26, 2020 4:48 pm
We were re classified from Rural to Urban in 2016 as part of Catastral regularisation.
What should we get for this ie Tarmac road, street lights, access to sewerage?
Do we get a certificate for this and would the authorities have to prove we have the above.
We have none of the above other than a street light that sometimes works.... most times doesn't.
Our town Hall is Orihuela.
Any reply would be appreciated.

Not a 100% sure but I think it would be easier to get permissions to build extra things on your plot.
Par-example, a dog shelter, shed, car port, extensions
I rejected a house because it was rural and I could not even build a wooden shelter for my dog
I’m almost sure …

pre 2016 we were paying for a rural dwelling, but since 2016 we have had to pay for Urban plus 4 years worth of backdated charges., my understanding is you are classed as an urban dwelling you have a tarmac road, proper sewage and street lights, we have none of these.
We have no intention of adding any extensions or other buildings, i just wondered why we are paying these charges when we are obviously an old Spanish farmhouse without the facilities that a urban property would have. I wondered if anyone else on this site had experienced this, thank you for your reply anyway...

I'm pretty confident that you won't be able to build anything else. Just because you're reclassified this doesn't give you the right to 'normal urban' rules.

I don't think you understand what i am saying,.....we are paying Rural charges but still only live in the camp with Urban facilities ...... i would have thought we would still be classed as Rural when they did the reclassification... like i said i don't want to build anything.
