You should declare it here if you are resident on your tax returns

You will pay tax in the UK. You will be classed as a non-resident landlord by HMRC.
You will also have to declare the income on your Spanish tax return but any tax paid in UK will be offset from your Spanish liability if any.

Hi all
I need to declare my rental income to hmrc on a property in England. Does anyone have any recommendations for an accountant that can help me with this ?

Hello,
This is so easy to do yourself - I would say that, my wife does ours! ;o) Seriously, it's pretty straightfoward, you have to:
- apply to HMRC to become a Non-resident Landlord using form NRL1 (this means no tax will be deducted at source; instead you declare your earnings via an annual Self-Assessment tax return),
- register with HMRC for Self-Assessment and you'll be sent a 10-digit UTR (Unique Tax Reference),
- submit your annual tax return - you can prepare everything online at HMRC, right up to the point where their system calculates the tax due, but at that point you can't submit the tax return online, you have to print it off and post it to HMRC.
There are loads of useful guides on HMRC's website - these are the ones relating to the processes I've described above:
https://www.gov.uk/government/publicati ... duals-nrl1
https://www.gov.uk/tax-uk-income-live-abroad
https://www.gov.uk/register-for-self-assessment
https://www.gov.uk/topic/personal-tax/self-assessment
Of course, if you have a large property portfolio, no time, or just don't fancy doing it, please feel free to ignore my post ;o)
Good luck!

Hi Paulr
Many thanks for your reply. I've always done my self assessment online until I became a Spanish resident. Now it seems I cannot file it online with hmrc. They tell me I can print it off and post it to them but it has to be received before the end of October. The other option is to use " commercial software " which appears very costly. That's why I thought I'd try an accountant.
Any other ideas would be greatly appreciated.

Is this a recent directive from HMRC? I filed my self assessment online, including UK property income and whilst being a permanent resident in Spain, in June this year. I have done it every year since 2012 when I emigrated to Spain from UK. I used the HMRC free software service.
