An elderly friend wants to sell her two bedroom apartment and has been quoted 5,000 and 6,000 euros respectively by two agents. This seems rather steep and I wouldn’t like to see her ripped off, grateful for any information

As most agents work on a percentage basis it is difficult to advise your friend if 5K is a rip off..
An agent we used charged 3% on a 100k property...
For that I got international advertising, her availability to show people around.. sometimes several timas a day.. her skill in photographing the property and a lot of advice etc
We could have tried to sell it privately I suupose but we couldn´t really have shown people around as easily as she did, we could not have reliably convinced people that people everything was in order including land registry and energy compliance etc..
Maybe we could have sold privately eventually but the longer it is not sold we have to pay electricity bills, water bills, insurance, Suma, Community fees..
For my money, it is all right and proper to use a local agent and have the job done correctly without fuss.. and if we have to pay 3% commission on the 100k house, then so be it.... nothing is likely to come back and bite us on the bum in several month time..

just wanted to tell you my experience. I had a 2 bed apartment in Rojales it was on the market for 59.000 and the estate agent wanted 6000 euros,( eventually it sold for 51.000 i negotiated with her and i said that the fee represented a huge percentage of the amount the apartment would sell for, so she agreed that 3000 would be a fairer commission.
Obviously it depends on the asking price for the apartment.

I was charged 3% if I put the house with just that agent... sole agent
If I had put it with several agents then the rate would be 5%
..Shop around...
