Help please Non Residency Tax
Help please Non Residency Tax
by Bo’ness 1 » Fri Jan 18, 2019 12:35 pm
We bought our Spanish property some time ago and were never told by anyone about Non Resident tax.
Is it something we have to apply for as no agencies have contacted us or is it something we can ignore?
Thank you in advance for any help or advice.

No, you can't ignore it. It will mount up and they will charge interest on the amount outstanding.
Do you have a solicitor? If not, you can complete form 210 and you will need the cadastral value of your property to do so.
I always suggest you get a gestor or a solicitor to complete the first form 210 and then it is quite easy to complete it yourself after that (the gestor fee will probably be more than the imputed income tax for non-residents).
If you rent your property, you do not have to pay this tax provided you pay tax on the rent.
You cannot sell or change the name on the title deeds until the back taxes are paid.

Your Lawyer/Abagado, who you used for the house buying ,should have told you about this. As stated above it isn't something you can ignore. Usually the Abagado will offer to set this up and calculate the taxes (for an annual fee). We pay ours through Abaco who were our solicitors when we bought the house. You can pay it other ways but we prefer the peace of mind of knowing it's done for us, as we are non-residents.
There is some information here:

There is also a Suma tax that needs to be paid which is like the UK council tax but much cheaper.

Yes it's the same for everyone, you pay by the end of the year for the previous year. i.e. you pay 2018's tax by 31st December 2019.

That's good to know Yan. I am planning on trying them out this year as they are cheaper than SpanishTaxForms.co.uk.
