You know it amazes me that no one has set up a similar property company like
Purple bricks or a set charges ( fixed charge € 1000. ). Example. Depending on the size of the property , please do correct me if there is a company doing this or is it illegal to do this has it seems everything involved is deemed illegal

I think you will find there are companies who do a very similar service to Purple Bricks which is basic internet listing nothing more, if you want more such as viewings organised and accompanied then you pay extra also if you live in certain areas more.. I totally agree some agents here charge far to much but Purple Bricks aren't all they seem.

With the ‘healthy’ commissions estate agents enjoy here, they don’t mind selling each other’s properties for a piece of the cake. This benefits sellers as their property reaches more buyers.
A Purple Bricks type operation would require a massive investment, covering multiple languages and extensive advertising

There are plenty of so-called Estate Agents that do that but they do not make a very good job of selling your property
It takes money to advertise a property to attract buyers and most of them work from home and have little or no experience of the Real Estate market
As a seller, you should be able to tell the agent how much commission you are willing to pay if they do not agree then find one that will .

Over the years I've seen several companies advertising "we sell your house for a fixed price". Been on billboards along the roads, in the local freebies and so on.
One big billboard along the CV905 just past Villa Salada had a fixed price of (ISTR) €695.
Never heard of anyone using them, though.
But they have come up with the idea even though the billboards appear to have been removed.

Don’t think a company like purple bricks is a good model as they are loosing a fortune every year !

Read the small print with purple bricks. They're not all they seem to be

You will also find some Agents will add their "Comms" to the price of the property price, so its the Buyers who pay!!
Or the same as before with the Agent collecting from the Seller and Buyer and say a fee must be paid to a "Third Party" therefore collecting "comms" twice..........

It's your property, you should make sure the sales contract contains what you want not what the agent wants s
