Good morning, does anyone know the average cost of getting a habitation certificate for a 2 bed apartment please?

Somewhere around 120 to 150 euro. Depending on if you have had much work done since the last one was issued.

If the original has ran out go to the town hall and get a renewal apartments are usually all on the same certificate

Not heard of this hab certificate for apartments before, why are they needed, or aren’t they needed? or just optional ? apologies I know that interferes with the thread question, was just curious, thanks

A habitation certificate (Cedula de habitabilidad) is issued on all property when it is first built. Without it, you can't legally occupy the property and won't be able to have utilities like water and electricity connected. All properties are inspected to see if they are up to code for build, wiring, plumbing etc etc.
This certificate is valid for 5 years. However, you do not need to update it unless you are selling the property after it is five years old. You can then apply for a second certificate of habitation which is issued by the town hall. Normally a quick procedure providing you haven't had any major works done to the property.
You may need an architect report to prove you haven't stuck a giant extension on the place or had a swimming pool built or whatever.
Beware! Some companies, especially solicitors, are charging 400 euro plus to produce a second certificate but there are plenty of good firms around who will do it for far less providing no big extras have been added.
They are not optional but used to be valid for 10 years.

Thanks everyone for the good advice. In the end I just chased up the original solicitor who had a copy on file, so I’ve saved time ,effort and money.
