Yes I appreciate that’s not at all helpful but unfortunately the concept of ‘efficiency’ and ‘timely communication’ is totally alien to all aspects of the property management sphere In Spain. I wish you well in your search

It sounds like you are looking for a community administrator rather than a property manager. There was a thread on here recently that mentioned three possibilities people were happy with:
