Pros and cons of selling property not using an estate agent

We have a property, which we are considering selling.

We think - but I guess we are biased - that it should sell relatively easily.

In Spain, what services do Estate Agents offer - apart from marketing - that we can't sort out ourselves?

What if any, are the pitfalls of agreeing a private sale?

Just to say we have been approached by a couple of interested parties already.

If you already have an offer from someone of a price you are happy to accept, well , then you have no need of an estate agent. You still need an abogado or solicitor to act for you in the sale but that's all. Employing an estate agent is all about marketing your property and hoping they can find you a buyer. If you have or can do that yourself, well, their services are redundant and you have saved yourself their fee.

Thanks Shiva, we'll follow up the interested parties first. If that comes to nothing, we'll approach local agents. We just wondered if things were much different to how it all works in the UK.
We'll use the same independent solicitor we used when we purchased the property to deal with the sale.

Just a little extra info to that given to you already, is that you do not actually need a Solicitor. Unless there are major problems, a Notary can be used to complete the sale.
We have sold two properties in Spain over the years just using a Notary. No problems at all. Also quite a lot cheaper.

Thanks Merida, but we'll definitely stick with using our Spanish solicitor. We wouldn't know where to start with the legal side of things, we've no problem paying those costs.

It's just the estate agents fees we find hard to justify,and wondered, apart from the marketing aspect, what else they provide that we would find difficult to do ourselves.
