Winter let on Costa Blanca

We received this reply from an accommodation agency, when we looked for properties available for a 10 week stay from January next year. Can anyone explain?

"I am afraid our properties are all vacation rentals and due to the legislation around those, can only be booked for a limited period of time (28 days maximum).


If you wish to stay 28 days or less, you are however very welcome to book!"

They listed properties with VT numbers (= tourist licences I presume) and their calendar allowed for a longish stay.
I've never heard of this and AirBnB certainly don't care!

Accommodations with a tourist licence are restricted in many ways, including the duration of a rental. Long term rentals can be more flexible but obviously with a much longer minimum rental term.

book 28 days in your name then book 28 in your ptnrs then yours again ,

As Paul M says, there are licensing rules which are different in different regions of Spain. Catalonia and the Balearics, for example, have a one month maximum duration. As long as the let is 'temporary' I am not aware of any explicit rule on the Costa Blanca / Valencia though. Maybe it is just the policy of that agency. Try another agent and see if you get the same response or use Airbnb.

We have a tourist licence and allow longer term 'winter specials' our agent handles all for us. Our house in in CQ, if that helps. We use Hope Properties and they have lots of 'winter lets'

Can recommend Hope Properties. Have used them 3 times in previous years. Lovely people.
