Selling Fees 2023

A few years ago, I think I saw an article which suggested that, on average, the cost to SELL a property was around 20 or 21% of the property price. That covered estate agency fees, notary, solicitor etc.

Is that still a "ballpark" figure, given that some estate agents seem to be charging a flat €5000 to sell a property now (I'm sure that was €3000 just a few years ago...)?

It is your property so is up to you how much the estate agents commission is , there are plenty around that will sell at a lower commission.

I've never of a 20% figure to sell before.

As an example we sold a property in 2021 and the agent's fee was 3% which is typical.

There is at least one agent in Quesada that advertises a flat fee of €999, but I'm not entirely sure what that deal entails. Other's wanted up to 6% or a flat rate of up to €6k. All plus IVA. So it depends on the value of the property which option works out cheaper for you, but you can always negotiate or choose someone else if you don't like the fees.

Notary, plus valia and conveyancing (€450) came to €950.

If you are non-resident you will have to pay a 3% holding tax which will be refunded by hacienda a few months later if you don't owe them anything.

If you make a profit on the sale you may have capital gains tax to pay.

We used Right Priced Properties as our agent and Bianca Mendez as our conveyancer.

That ball park figure (21%) was probably to buy and sell a property in Spain. Buying costs of up to 15% and selling costs of around 6%.

Just sold my property this week. Bought it for €149,000 and sold it for €55,000.
Expected cost approx €12,000.
EVERYONE made money except me……. Good old Spain. Tax tax and tax!!!!!!! Never again.

You took a big hit there. Was Property in poor state of repair. Cheapest property prices around at the Moment is in Torreta area of Torrevieja Around 55k.
Why not tell us more.

The person who bought it will get hit won't they if it was worth 149k and only paid 55k

I think you are alluding to 5 Real Estate. They charge a flat fee of 999 plus Vat . I purchase through 5 Real Estate. They charge the smallest fee to seller so seller can accept lower asking price. As with other agency they charge a higher fee . So if 2 agent sold your property for same Price. When sale transaction is complete you would receive more cash in your account if you sold with 5 Real Estate.
As a Purchaser I found them helpful and Client got more Cash in his account than he calculated as we meet up after I purchased
