Creating an extra bedroom

If I alter the interior of my villa by creating an extra bedroom on my balcony. I understand that it will require planning permission from the Ayuntamiento but does it need to be added to the escritura afterwards at a notary please?
Is it likely to affect what I pay for my Suma also?

Also permission from the urbanisation. You're adding extra living space. You will probably need an architect too to draw up plans to present to the council.

A couple of years ago we went through the process of adding some space be way of a conservatory. We had to apply for full planning permission by appointing the services of an architect. Pêrmsiion was granted and the basis used was the percentage of area used as living space vs size of plot. The architect dealt with all paperwork and added it to the deeds, but it has not made any difference to the amount of Suma that we pay.

It seems the norm on our urb that as long as it is within the existing structure (not an extension), then it is ok and just get on with it. So many before us have for example, been granted permission to add windows to a balcony arch, so it seem as acceptable for everyone else. Others have knocked down internal walls and rebuilt them in other areas.

I’ve always understood it to be, that if it’s within the confines of the building, you can use any room for what ever you want to use it for, who’s to say what’s a bedroom or what’s a living room, and who would know. Also if you put a bed in a space, then it can also be taken out again if was ever required. I’m not saying to do anything illegal, but I do get the impression its all down to how subtle you are with it.

Of course you can use any internal room for whatever you want. We use our downstairs bedroom as a dining room but put the sofa bed up as a bedroom when we have visitors.

The OP was talking about creating an extra room by enclosing a balcony which is not an internal room.

Torrevieja use drones, I've said before, my neighbour had a small side alley that goes from front garden to the back. He did a really nice kind of cupboard/ conservatory, it looked great and added security. The council saw it, fined him, told him to take it down and said no retrospective planning permission would be granted (called something like that, when you ask after the event). My friend also added an aluminium and glass extension onto her roof she said the community have said it's fine as others have done the same.
5 years down the line it's still standing and nothing said by the council. Dad had a car port put up, had it for 10 years then all of a sudden, a small fine and extra Suma.
