Property rental tax AND non resident tax

Property rental tax AND non resident tax

Postby kejwozere » Thu Jan 11, 2024 8:27 am

Hello! I am currently paying the 24% tax on my property rental, but now I am being asked to also pay non resident tax for the days the property wasn’t rented out during the year?
Is this correct? Does anybody know how it is worked out ?

This is correct. It is based on a value of your property that you get from you IBI bill. I went to the tax office in Alicante (you need to make an appt) and a very helpful lady gave me all the reference numbers etc needed. It is not a large amount. E.g. last year our house was rented for 100 days and we paid the 24% tax on the income. The non resident tax on the 265 days not rented was 42.05e each.

SC14,

What do you mean "each"? Each what? Each house? each person? each day? Its all very confusing.

Non resident tax is for the property and the amount is divided by the number of owners to pay.
Non res tax 100 euro per year and two owner is 50 euro each, 4 owners would be 25 euro each.
But it's only one property so the full amount is per property.

Divide the non res tax by 365 to give a daily rate. eg 100/365 equals just over 27 cents a day. If you rent for 90 days, take that from 365 or 275 and then multiply the daily rate by 275 or around 75 euro for the year.

When you complete the Modelo 210 (tax return form) you do it per person and state what % of the property they own. So in my example it was each, as my partner and I own the house 50/50.
