If you want to use a different solicitor I can thoroughly recommend Santi Vidal. She handled the purchase of our apartment in December and was excellent. She is based in Murcia but does a lot of conveyancing in Quesada and works frequently with the bank managers and Notaries in the area. She sorted all our NIE's, bank account, direct debits, deeds etc, she was also very reasonable and will give you a cost breakdown upfront.

I used to work for a Spanish solicitor and we often acted for both buyer and seller, it can be a lot quicker as we have all the information we need and don't have to request things and wait for a reply.

If I'm not mistaken, there is more than one lawyer at SGM in Benijófar, so why don't you simply ask to move to their other lawyer if you've concerns? That way all the work done already isn't wasted and your purchase won't be held up, while your mind is put at rest. I've used them for years, including more than one property purchase and never had any issues. On one occasion the other party was using Silvia too and it went smoothly and quickly, no problems. She even warned me about a couple of potential issues with Suma, so she gave full disclosure. It was the purchase of a parking space, but the principle is the same. Good luck with the purchase and enjoy your new home..

mcctinker wrote:I was all set to go with Silvia, in Benijofar, who I know comes highly recommended. One problem - just found out the vendor is already using her.

The estate agent had already recommended another solicitor, and I am sure they are fine - but. Every single forum/website says DO NOT use the one the agent recommends.

Can I still use Silvia, or is that too risky ? If not, can anyone else recommend a good solicitor for my end of a (resale) property purchase ?

Hi Mcctinker I have sent you an email.

Is Santi actually an Abogado? According to this, she's a mortgage broker...whereas Silvia is an Abogado...

Fuzzygirl, I dont know what Santi's background is although she signs her emails as Financial Advisor. However I do know that she did all our conveyancing from start to finish and was thorough, professional, an excellent communicator and a really nice person to boot.

Anyone not a lawyer is not legally responsable for their actions. If they advise you wrongly or miss something it will could cause huge trouble. 99% of the time I'm sure it all goes well. But for the sake of a few dollars why risk it? My advice is whoever you use they must be independent and most importantly a lawyer.
