Thank you we live on an urbanisation in Donna Pepa we have a president and other commitee members but that's all I know. we only bough the property last year and so far we haven't received any correspondence from anyone

You said in your original post that you had spoken to one of the committee members, it might be an idea to ask them who your administrators are.

Everyone on a community pays, through their community fees, for community insurance and all community property is covered by this. In some cases the outer walls of your house garden are part of the community property and definitely if you are in a 'shared' building - say apartments for instance - the roof there is communal and will be covered.

Makes sense to use it if its being paid for!

Thank you for that information we have a 'fortuna' town house on an urbanisation the same roof does seem to run along all the houses in our block.
We have spoken to the president who arrived back yesterday. He is going to email the administrators but he says he knows that the community insurance does not cover the roof! We will wait until we receive a reply from them, at least then we will have written confirmation regarding the conditions of the communal insurance

We had a similar problem on La Finca Golf, solarium upstairs were leaking into ground floor apartments, community insurance would only cover leaks from the roofs as the solarium was responsiblty of the upstairs owner.

Hi Liz and Gordon, the president emailed the administrators who replied they were not liable to pay for the damage! Back down again we went to Mapfre in quesada. The lady there emailed the administrators who eventually agreed that the community insurance is liable for the roof damage.
We have a copy Of that email (in Spanish) but so far have not received any correspondence from the Insurance company

Talk about trying to pass the buck. Aren't you glad you asked people on this forum who have experienced similar problems? I'm sure all Community Insurance must comply with Spanish Law. Hope it gets sorted out.
