Hi. I'm no expert but I think hard-water build up in the pipes can block cold water flow into and hot water out of the water heater. This can result in low pressure. Sediment in the hot water tank has the same effect also. Just a thought. Is it an old water heater?

I don’t think the heater is all that old but not sure -
the cold water pressure is good but I was thinking on the same lines as you regarding the pipes and sediment.

Thanks Tom

As above, scale build up in the tank and water inlet/outlet is greater than you think. Ours was replaced a year or so ago, it took two people to carry old one out (empty) the new one you could carry with one finger . . . .
Additionally, if you use a spanner to undo the nozzle on the end of the taps in the house you will be surprised how much scale/particles are trapped there, flush them and put back, the water runs much more freely.

Yes it probably is scale in the tank, I don’t know, but can the tank be de scaled ?
Thank you for your help

Not worth trying to descale as these boilers are made of steel and the seams will start leaking at some point and you'll get a flood of water. If its been around long enough to scale up it would be best to replace it and future proof it.

I had low hot water pressure but it wasn’t until the paint on the outside walls started bubbling that we realised have 2 leaks in the hot water feed pipes. Now looking at cutting holes in the wall outside, chasing the leaks
