I am looking to buy an apartment in Quesada, minimum two beds, one bath, preferably on a conjunto with a community pool. Cash buyer, budget to 65k. Cut out the estate agency fees !

By the response it looks like you might need an agent after all!

Take a look at some of the various Buenavista Golf apartments around Quesada like ours. They have 2 beds, 1 bath and are on small communities with pools. There are quite a few around but unfortunately all the ones I've seen are with Estate Agents.

The buyer doesn't pay any Estate Agent fees by the way!

What i would do in your case is look for in a lot of websites areas where prices are arround your budget. After I would visit the area and knock on every house with a sign you can see from the street.

I disagree about "the buyer doenst pay any fees", if you buy a house and you pay 100k, and 5k goes to the Agent, who paid the Agent? The buyer doesnt pay directly, but pays.

How do they find out the property is for sale? Through agents paying portals and for websites, taking photos and putting up signs and marketing, then you advise people to knock direct! Perfect set of morals!

I am reading the post you quoted totally different to you DTR, as the post said "After I would visit the area and knock on every house with a sign you can see from the street. " with a sign" I take to be either an estate Agent sign or a private sign - What's wrong with that?

There are lots of properties for sale and if I were to start looking again, this is the way I would search these days - By driving around looking for signs on properties gives the prospective buyer a better idea of an area, before they make arrangements to view.

Jan, the original post is by a person wanting to cut out the agent as not to pay their fees. People I'd imagine that have agent boards don't want strangers knocking on their doors. For one thing it's not advisable to let people view your house you don't know. That's why they have authorised the agent to sell and promote it. The agent I imagine would have the details of the client and a viewing would be accompanied. If it's a private sign then no problem, the vendor is obviously not wanting to pay an agency commission as well.

I meant I would go around areas taking note of the numbers from the signs on properties that I liked and phone them later, whether Agents or Private sales. Hopefully this is what most people would do.
