I disagree about "the buyer doenst pay any fees", if you buy a house and you pay 100k, and 5k goes to the Agent, who paid the Agent? The buyer doesnt pay directly, but pays.

with a sign" I take to be either an estate Agent sign or a private sign - What's wrong with that?
There are lots of properties for sale and if I were to start looking again, this is the way I would search these days - By driving around looking for signs on properties gives the prospective buyer a better idea of an area, before they make arrangements to view.
