costs involved in selling a property

Hi,thinking of selling up , looked on here for info but can't find any recent info, and been to a few agents and asked about costs ( their fees, tax ect) but they are a bit vague about a lot of them ,we are tax residents , house in joint names husband over 65 ,me under 65. Agents fees about 3% + iva, I know I need energy certificate,but it is all other taxes I may need to pay, don't think there is going to be any profit, as valuation the same as paid 9 years ago.i believe there is a tax on the land value (if it has increased ) but not sure how to find that out.hope there is someone out there that can give me a bit more of an idea of costs.

Good idea but the Taxes still.need to be paid, although there will be a saving on Agents fees and a solicitor should be on board too.

I would ask Abaco Advisers they will let you know, just email them and ask. There's no obligation to use them. That way you will know the true cost of Taxes etc.
