Our Administrators in the last few years have been proactive and good, after the first few years of a few 'not so good' Administrators which were changed.
Our Administrators are Servigest Torrevieja. They have online office access for all their residents and we are pleased with the service where we can see all past meeting minutes and all letter copies and other information. After being left in the dark with the previous Administrators companies in the early days of our community we seem to have struck oil now and things are much better.

I agree about Servigest Jan. We have had them as our administrators for 11 years now and have no complaints.

You will never stop people from doing a runner and not paying... but you can claim the money from them even in their absence.. Trouble is I am told by our administrators that it costs about 2000€ to take them to court.. so we wait until the debt gets over that then take them to court...
If they don`t pay, it doesn´t matter, we will get the money when eventually the property is sold as the debt is on the property... and we have done this a few times..

This is always brought up at the AGM so people KNOW they will be taken to court if they don´t pay,

...and they WILL be chased by the courts if they don´t...and we WILL get the money, even if we have to wait a while..

There are pros and cons to everything most Urbanisations are very friendly places with lots of nice neighbours who are vigilant and look after each others property so if anyone is looking to buy a property do not be put off by this subject

We bought on a community for that very reason. Also if it's a holiday home it's much better to know that neighbours are around keeping a eye on the place when you are not there. Also a community pool is generally maintained well and is less costly than a private pool, particularly for a non-resident.
Communities do sometimes have issues but mostly they run smoothly and when they do, which is quite often, we don't hear about them. Our community is running smoothly now after a few issues in the early days but they were sorted.
Yes there are pros and cons but always worth weighing them up to see what suits you. Many are happy on a community.

Yep, quite right...

I am happy living in our Urb...we have good friends who pass by, chew the fat, call for a drink, share ideas, experiences, troubles.. etc..
.. and the communal pool, and other areas are lovely and the costs of upkeep are shared by all...

.. as I said, there will always be some who abuse the system, but they must not be allowed to continue un-touched..

Never lived in a community before and I know We will have to pay fees, can I ask how are the fees paid? Annually, quarterly? And is it by direct debit the same as utilities?

Depends on the community. One place we lived at did it monthly but now we do it quarterly. Best to pay by direct debit through the administrators. You can pay how you like but, if you aren't here or forget, the fees can add up.

Community communal pools for example are owned and maintained by the community by either by residents who give their own time and graft or by paid sub contactors. You can't have nice things for free. Someone has to pay yearly for all this. This money comes from the residents. No pay, No play but that is hard on renters I agree.
Our administrator has actually pursued the banks that have repossessed properties and has accrued some of monies back to date.
Our take on that issue is that the banks now own the property so they should be contributing to the money required to maintain the area that their new acquisition sits in.
The biggest fear for any community is that there is not enough money coming in to pay what needs to be paid out. Something has to give eventually once the bank account is potless.
