thank you for all your comments so far. the bank is Caixa. After many emails to and fro from the agent, the lawyer, and direct to selling website, I have eventually been given an answer. whether its the truth or not is another matter. I'm told the property had already been sold, before I even went to view it! so I went though several hours in several days of paperwork and payments for nothing. even now, 10 days after I was told that my deposit had already been refunded, it still has not been refunded. there must be some good systems in spain for buying properties, but sadly so far I'm no where near finding it. I think I will just stick to several abroad holidays instead of buying.

Hi Daz

Sorry to hear your terrible experience but don't give up. Avoid bargain bank properties, it seems you just get messed about or you are chased further down the line to pay tax on the property's "true" value. Go through a reputable recommended property agent and all should go well.

Good luck

Rick
