Estate agent fees

if I were to sell my property through an estate agent and buy a new property through the same agent am I liable to pay that agent 2 sets of fees?

This would depend on which agent you use and what it says in the contract. There are plenty agents out there where the Seller pays the agents fees. There are also Agents that charge the Buyers a finders fee so you would have to ensure from the off exactly who is responsible for what and ensure the contract specifies.

There are also Agents that charge the full fee on both properties in your circumstances.

The seller pays commission.

I would expect to pay an agent for selling my property, but why should you pay them a fee for buying a property through them? Even if I didn't have a property to sell, I still wouldn't expect an agent to charge me for buying through them - If any agent suggested that to me, I'd run a mile.

Some agents charge what they call “finders fees”.

The seller always has the agreement to pay commissions, not the buyers, as DTR says. If someone tries to charge a “finders fee” say goodbye, unless they are locating private listings for you and has no listings of their own to make commissions on (but then you couldn’t be selling and buying through the same agent then, could you?.)

In reality it's the buyer that pays all the fees . . . It's their money being used if you think about it.

we only take a commission on what we sell 2 %.

We have the lowest commission around just 2% this is a fraction of the cost of all other leading Real Estate Agents

We sold a property through an agent and they charged us 3% if they were the sole agent but 5% if we had the property up with several other agents... sounded reasonable to me..

Hi All. Great website.

So I can expect to pay 2 or 3 percent on the sale price of a Spanish property . . But Is there usually a minimum
commission fee?

I've been quoted 3%, with minimum of 3000 euros, which sounds a bit steep to me on a 40k property.
