The other thing regarding website most of the big agents pay 1000s of euros on websites so they get most hits, this website could be like many very hard to find unless you know them,when searching for property most use Google and use words such as Spanish property and if site does not appear in first page don't tend to look further. But if they have lots of passing trade at there office may work out,,all the best.

I think it simply means the buyer and the seller pay their own legal fees ie, nothing really different
I think that they have reps working in the Quesada area with their main office elsewhere
I think vat on the fee is no different to paying vat on the percentage commission others charge only less
If they do what they say then it sounds good

Remember, you can always advertise yourself on the various property pages now on Facebook with the addition of the phone number of the agent
That can’t do any harm can it ?

I used mysunvillas to sell my house, their main business is selling new build homes, but they will happy place your home on international selling sites for you.

They will advertise your property on the top five well know international sites for you
They come take the photos, you can choose the photos to go online
They will do assisted viewing if you are unable to do so
They go to the Notary with you
They will assist your buyer to get an NIE and bank account if necessary

They charge 695 euros FLAT FEE.

We asked why they did not display on their local site ?

Their reply was straight forward and pretty much bang on:

'Why, there are so many agents out there, over 100 in Elche, the same in Torrevieja and a whole high street full of them in Quesada, If someone is going to look for a new home, Just the same as in the UK, they are most likely going to look at the big mix on the big sites'

I thought that to be pretty honest, And when we sold or brought a property in the uk,

Where did we look first - Right Move

And when we looked here, where did we search, not all the little 100's of agents sites, But of course Think Spain and Kyero

We never charge upfront and we have no time limit just the 2% when sold.

Sorry,,, Yes ,,, No sale No Fee,

But they do ask you to allow them to be sole agent for a fixed period, We were fixed for 18 weeks but sold within four weeks.

We were realistic about the asking price knowing full well there is ten's of thousands of properties for sale and its still a buyer market.

We originally brought in pounds, sold in euros and purchased in euros.

So over the years it sort of evened out. I have also brought a rental home which they found for me and got me a fantastic purchase price.

But lets be fair, I think I was very lucky, Right time, Right place, Right price and I know for sure Brexit has had a good knock on the sales here.
