Tourist license condition

Can you tell me is one of the conditions of renting your property out with a license then the community must have full disability access to community areas and to your property??

Disabled access on communities is a requirement in the Horizontal Law and should be available regardless of whether property is rented out or not.

Yes but a lot of the older community are not disability friendly!! Was just looking at a report stating if you wish to rent out then the community must be fully compliant or fit ramps etc.so in other words many will not be able to rent out their property unless the community are fully compliant.???

So the community can prevent owners from renting??

Yes they can and they always have been able to. Previously it took 100% vote at an AGM to stop people renting but now it takes a majority of 3/5.

Re the disabled. If a request is made for things like ramps etc because someone on the community requires it then the community must carry out those changes. Not sure about someone who wants to rent out requesting it for a tenant but I think it would be unreasonable to expect other members of the community to pay for something like that.

That's helpful regarding long term tenants, what I am confused about is that if a community does not have disability access, then you can not rent for holiday clients! that is what I understood from article And as you say the community should not be liable for this. Unless I have not followed the article properly,, could be !!
