Bargaining on property

Does anyone have any thoughts or ideas what, percentagewise, to offer below asking price of a property without offending owner. Most properties are priced high of course, who wouldn’t want to sell as high as possible. On a house listed for 100k, would it be reasonable to offer let’s say 15-20% (or even more) below if there are renovations and/or appliances that are quite old that I the buyer deem needed fixed or replaced but not necessarily the seller think so?

Yes your right, sellers want the best price for their property and buyers want to offer Cheeky offers.The problem often is neither know the market value of a property. But to expect now 15/20% off the price of 100k property is I think expecting to much perhaps 5/10% is nearer to the mark. Also remember when buying location is always a feature to take into account, also in general if a property is on the market for more then 3 months then the property is over priced.

Thanks for info Polop, One I am looking at is a property on the countryside away from let’s call it touristy areas and beaches which is listed at 70k and has been on the market for about 7 months. Needs a lot of painting both interior and exterior. Garden is a mess but building itself ok. All appliances are old and outdated. Do you think it would be rude to offer 50-55k?

Yes I think so,but you can ask! I would imagine around 60/63 would be nearer the market price, also remember that discount normally comes off seller the agent in general will not discount there fee.

There is a potential hidden risk in acquiring a property at a bargain price.

If you buy for significantly less than your local town hall value it at then you could be hit for what's called "complimentary tax" which is based on the difference and could land you with a demand for several thousand Euros.

Hi guys a newbie here first post .We have the chance to buy a home in Almoradi central. We would like to know what the town is like all the plus and minus points if any ? Also what is there to do and see in the area ? What is local transport like. ,shopping , public swimming pools ,nearby hospitals ,markets etc ? Any information would help us to decide. Thanks

We own a flat in central Almoradi and love it. We plan to live there permanently soon! There seem to be events happening pretty much every week and the weekly Saturday market is great. There are buses to most places - Benijofar, Alicante, Guardamar. It is very Spanish and has a strong community feel although a few people do talk English. There are some great restaurants too. The supermarkets are really good but don't yet know about hospitals or public swimming pools. We would really recommend the place.

In this case I don’t think it would be a problem compared to other properties in the area priced far less but in my opinion in worse condition.

My thoughts are to always make an initial offer 10% less than the asking price then subtract the cost of any work needed to bring it up to scratch. In your case, 63k would be my initial offer base price, so if you reckon it will probably cost you 8k to put it right then offer 55k. If you reckon it will cost you 13k offer 50k. You can always go up in offer but not down.
