Long term rental landlord obligations

We are renting a furnished villa long term through a well known local letting agent for holidaying in.

So far in the last year water pumps have gone twice, tripping the electricity and meaning us loosing the entire contents of our freezer as we were not there. The pumps were replaced but we were told that the food was not covered.

Now 8 days ago the 10 year old washing machine broke. A man came out and said it needed a bit. The bit is ordered with no time frame. We now have to go to a launderette which is time consuming and costly, not really what we wanted to do on holiday. Is it normal in Spain that the renter is out of pocket through no fault of their own or do we have any rights?

Have you been in touch with the letting agent ,to discuss your concerns and out of pocket expenses, that would be my first port of call,then seek legal advice you must have a rental agreement contract what does that say?

Thanks Glassman, have contacted agent who says they are chasing the engineer, nothing in writing on the contract about furnishings. Hoped someone on here may have known the legal obligations but perhaps there aren't any

White goods are a legal requirement in long term letting and are the responsibility of the landlord they are not "furnishings"

It is also the landlord's responsibility to have contents cover which covers the contents of your freezer

I was told the food was my responsibility even though it was not my fault!!! I have my own contents insurance but the excess was more than the food was worth

Supposed to be getting a replacement washing machine on Friday as part not available, (only took 10 days to tell me) not a new machine though. It better be a good spin speed or my wife will not be happy!!!

Good news got the machine, bad news it bangs before spin and it will be 5 days before engineer can look.

Typical landlord here trying to take shortcuts and save money

It is banging because it is not level I would think or not loaded correctly

Engineer has been and finally we have a working washing machine again. It needed a new shock absorber.

Now decided to buy our own house here again. Life is too short.
