SGM have been my lawyers for years and I've had some complicated matters over time which they've handled impeccably. So I'm sorry it didn't work out for you as I hold them in very high regard. I'm almost certain you need a substantial amount each in your Spanish accounts and to be present in Spain and apply in person for your residencia with proof of 3 months living. Whether you rent or not if you don't fly over and have proof you can't obtain it. Personally I was under the assumption long term renting was generally 6 months or longer, other people may consider 12 or 3 months to be long term I suppose! Your question of a break clause is an impossible question to answer. If you and a landlord agree on satisfactorily terms then anything is possible. In my experience if someone is renting their property long term it generally means they don't want their tenant to vacate quickly so a break clause probably wouldn't be agreed on. It sounds like you're in a bit of a catch 22 and I wish you luck in the move. I'd also figure at least a 12 month build time from the start date if you're lucky. I don't think any of my friends here in Spain had their property delivered in less than a year.
