White Elephant in rhe Community!

We have a large Lola type house on the community that has 16 years of neglect of maintenance. The owners witheld on their full community fees, just paying a small amount each month for years. Then they left the property altogether and I believe defaulted on the mortgage and it went back to the bank. The house has been unlived in and neglected for years now.

Regardless of the inside, the front facade is beginning to crumble, there are cracks and any existing paintwork is peeling off. In short it is a disgrace and a blot on our otherwise smart and well cared for community.

Now several of the neighbours are wanting to sell, but would be buyers are put off by the proximity of this house.

My question to anyone who knows is what can be done about this? We do not know which bank owns it and unless a buyer can be found for them, doubt they would do anything. Can we as a community, provided all in agreemwnt, use community funds to employ tradesmen to improve the front facade of the property, so at least other nearby householders have a fighting chance of obtaining viewers when it comes to selling their properties?

I suspect the answer will be negative! But its catch 22 situation isnt it? Its so unfair that this white elephant might devalue its neighbours when just lick of paint and a tart up could solve the problem and make all the difference!

Any knowledgeable advice greatly appreciated! Or has any other community had a similar problem and resolved it? If so, how?

Town hall will tell you who owns the house also your administrators should know

The Administrators will know which bank owns the property ( if a bank does) as they will be paying the Community Fees.

If the community management company cannot give you an answer, quite possibly Mediterraneo , most used in the area, do you have a president of whom you can ask the question?
Fortunately for our local residents the ayuntamiento has stepped in regarding two properties with seriously overgrown gardens that are posing a potential heath problem. They are going to clean them.

There are a couple of "bank owned" properties on our Urb & the bank won't pay the community fees.

If the community fees are not being paid then your administrators can apply for the house to be auctioned to cover the debt. It takes a while and means that the admin have to do some work so they are often reluctant to do it. Put it on the agenda for your annual meeting and see what they say.

Yes i should have stated that, the properties have previously been pulled from auction as the reserve was set too low, we are currently waiting a new auction date for them.
