Under Build

Hi,

We have knocked through a small inspection hole to see our under-build and it's huge and ripe for 'something'

Do we need to get any local permissions to do any work on the house making the void space something?

yes you need to go to the town hall and get a licence for any building work ,talk to the planning department if you can they will tell you what you can do and not do

As mentioned, you will need permission. More importantly, make sure that you employ a decent architect or structural engineer, there have been a few "somethings" created that have undermined the foundations and caused the building to collapse. Get decent insurance during the conversion.

Be aware that whatever room you create could cause damp and interfere with the natural ventilation of the house. Which in turn could increase damp into your current living space. Additional ventilation may be required and some form of tanking to prevent damp into a potentially habitable room.

That said, it's a great idea but not as cheap as you would imagine.

I wonder if it has to go on the deeds as although it's there its not habitable and you'd be making it extra living space in turn more sum too. Arcitect alone is expensive but to do it correctly that's the route to take. Have any of the neighbours done it?

Also be aware if you are on an urbanisation you will need community permission passed at the AGM as well as neighbour notification
