Why not get proper quotes and then offer to reduce the price accordingly?

We had a roofer say the same, got a second opinion who said it needed a few tiles removing and some remedial work. Took a punt and tried the cheaper option never had a problem since.

Assuming your tiles are not more than 40 years old , the tiles should be ok , you will probably find that the cement pointing is needing done , or you have a cracked tile, see if you can get hold of a reputable roofer that won’t rip you off , should only be a couple of hundred euros max to sort your problem, ask about , usually your neighbours may have had a similar experience if they have the same type of roof, good luck.

As for black mould get some domestos, use a foam roller or paint brush and apply it to any mould areas. The mould will disappear almost instantly and leave a nice white finish. Don't splash on your clothes!

Not normally, they'd say it's your responsibility to maintain it, that's what they told us when our proper roof spring a Leak and it came through the upstairs bathroom ceiling. As if anybody really gets up on the roof (not a terrace) to check for cracked tiles

To answer your legal question, once the 10% deposit has been paid, if the buyer pulls out, they lose their deposit; if the seller pulls out, the buyer can claim double the amount of the deposit. In reality, the lawyers usually negotiate a settlement.

I haven't been in this situation but if this is a leak that's only just occured I would be tempted to clean up, see if I could repair it as cheaply as possible and say nothing.

If the buyer came back to you in 6 months time you could always agree to go halves. You would be better off than having the lot done at your expense.

Makes you realise how many unscrupulous people there are on this forum
