Price difference with similar properties

Hi,

Is it common to see such vast price differences for similar properties in Quesada? I'm currently looking for a holiday home and sometimes see a €15> €20k difference in price for a similar property. Not sure if this is common?

Example. Viewed a property 65m2 for €80k. A similar property came on the market not long ago at €67k similar size.

I'm back home in Glasgow so I can't unfortunately pop over and view it. I have asked the estate agent a few Q's, however, I thought maybe I'd ask you guys in case there was a catch, give the huge difference in price.....

I think it can depend on many things, location to the pool, top or ground floor, orientation. Also there are the personal circumstances of the owner, maybe a large mortgage or no mortgage, a quick sale needed, inheritance and so on ....

Some people want a quick sale so lower the price to try and get rid of it, others need modernising, all different reasons.

As well as the current answers, some agents have a maverick approach, and will overprice a property knowing full well it can be like shooting fish in a barrel when it comes to some of us foreigners in a foreign buying climate. Also, it gives greater scope to look like you’ve got a real bargain by having a chunk knocked off, when really you are probably still paying the going market rate.
So, the only thing that will make things easier for you, is to search and search, compare are many as you can, or until you find an average for the whole picture, size, location, facilities etc. Good luck

This has been mentioned on here before. How do you know how to price your property if you are selling? On our community we had 3 similar properties for sale with a 50,000 euro price difference. Yes, the lowest was simply going for a quick sale but, when the property is seen for that price, everyone expects the others to be the same.

The price ranges were from 125,000 to 175,000 and that 175,000 is lower than they were going for over 10 years ago. Nothing to do with location, aspect or whatever as all three are very close to each other.

Turns out the lower priced was an inherited property and they were just trying to get some money but makes it very difficult to know what the correct price should be when someone sees the photo and thinks that must be the price so that's the offer I'll make.

Also the amount of money ploughed into some of the houses is something the sellers will never get back. We, for example, have spent at least 40,000 on improvements, paving, proper double glazing, new kitchen, walk in shower and so on, but will never be able to add any of that to the asking price, especially if someone sells theirs at a stupid lower price. And, of course, all furniture you've paid for over the years is expected to be included in the price.

As they say, to only way to leave Spain with a small fortune is to arrive with a big one.

Thanks for the replies people, much appreciated.
I understand the property price has many factors, especially when it's a holiday home people are selling and are looking for a quick sale, or maybe trying to recoup some money on renovations over the years.

We've been searching for a while and have most, if not, everything in place to buy, however, we are not ones to jump in head first so we will continue the search.

Appreciate all your advice and sharing your experience. This has certainly helped us :text-thankyouyellow:
