Hi,

Can anyone please confirm if I need a licence to rent rooms out in the house where I reside? I may just rent rooms out or open as a bed and breakfast.

Even before the new rules on licensing came out, you needed a special license to run a B&B

As you can see, it's quite extensive and lays down the minimum size of the room, hygiene and health requirements if you are providing breakfast and so on.

(This particular decree applies to rural rather than urban lettings but there is a similar one regarding those in urban areas but I was given a link and when I clicked on it came up as an Armed Forces regulation.)

However, yes you do need a license to rent out a room and especially one for B&B purposes.
